In other words, I don’t need any information from those of you who are still “on the fence” or “need more information” to decide. That’s just procrastination in disguise rearing it’s ugly head once again in your life. Tell Mr. Procrastination to stay home because I only want to speak to Mr. Take Action Now. Fair enough?
It’s very likely that I am not the first real estate guru who you’ve heard at a seminar or listened to or just simply followed the progress of by way of a newsletter. In fact, I don’t even like to be called a guru even though some people insist on calling me that. You can just call me “The Diamond” or David for those of you who prefer a more proper approach. By the way, would you happen to have any Grey Poupon? But of course… That’s me being proper, which isn’t so easy for me. Don’t mind me, I sometimes head off into a world of my own, do you follow me? But that’s what being a freedom seeker is all about. It’s about spending time in a dream world to determine what it is that you want out of this thing we call LIFE. The only difference between me and many of you reading this is that I take things a step further and actually make them reality. Might sound hard to you, but it only takes practice. Remember the first time you road your bicycle down the street to about the mid-point of the avenue and then turned around? Eventually, you were able to go all the way to the end of the street and then one day you found yourself going all the way to your friend’s house across town, right? That’s what I am here to do with you. Instead of just stopping once you’ve taken a few baby steps, I am here to show you how you can go all the way. AND GO ALL THE WAY YOU MUST!!!
There is a line from a song that goes “I’m not bragging, it’s just simply the truth” and that’s what I am here to say today. I don’t talk about my past successes so that I can feel good about myself…I already feel good… but I want to make sure that you see what it is that YOU are not allowing yourself to do. Yes, YOU are the reason. Because we all can do these things but the follow through is essential to make it happen. So like that company that has a swoosh on the side of their sneakers, I just DO IT NOW! I guess that somehow and in some way, that makes me different or weird. But if that is what makes you different in this world, then I’ll always be different and I’m willing to deal with that. Even if my family or friends think I’m an eccentric. Remember, it’s not necessarily harder to think this way, just different…get it? I’m sure you do. Hey, I feel like I know you already. Well, let me clarify that. I feel like I know those of you who are actually understanding what I’ve said so far. Like I said in my disclaimer, some of you are cut out for this and some of you are not. So to those of you who are following along so far, I feel like I know you. How’s that for clarification. I pride myself on being a communicator, not just an unbelievable real estate guru. Woops, there’s that word again. My bad. I’ll stop…
HOW I DID IT: See, I used to be one of those people who always “thought things through.” Sound familiar? So instead of ever doing anything, I simply was the guy on the end of the bench watching reality take place. I was never the hero but at least I was never the goat, right? BIG DEAL. It wasn’t until I was in high school and I got a chance to step out and make it happen that I really understood this concept. Let me tell you a little story… Picture a high school basketball game. Picture about seven seconds left and a tied score at the end of the game in the fourth quarter. My team inbounds the ball at the far end of the court. The point guard gets the ball, takes about four dribbles and draws a double team. That leaves (guess who?) “The Diamond” wide open from about 30 feet out from the rim. I remember getting a calming sense about myself and calling for the ball….the point guard hears me and passes the ball over to me with about two seconds left…I get the ball 30 feet out and launch a 3 pointer into the air…..upon release it feels good…and I….and I… STAY TUNED FOR NEXT TIME TO FIND OUT WHAT HAPPENS… No, just kidding…the ball arched high into the air…and just as the buzzer was going off…it hit nothing but…NET…SWOOSH…just like the sneaker. I took the chance to be either the hero or the goat and ended up the hero. I got mobbed by my teammates for 5 minutes and then some of the crowd mobbed me for good measure after that. I was the hero for the day and ever since that day, I’ve been willing to step up and make decisions. Even if it means I take a chance on being the goat. (Note: Come to one of my seminars to see the actual shot and the reaction of my team LIVE on a screen near you) DO WHAT DAVE SAYS Sounds like a good name for a dot com. Maybe I’ll look into it. But for now, let’s get back into why we are here. To talk more about me, right? No just kidding. But I feel like you must first know a bit about me to decide on whether or not we can spend the next 6 months together working hand in hand on your real estate investing business and specifically, the hottest aspect in all of real estate today…THE SHORT SALE. See, that’s what I offer. Rather than inundate you with every technique under the sun as to how to make money in real estate, I focus you specifically on one topic so that you, too, can become an expert in this area. Maybe after you’ve pocketed six figures or more from this area can you go out and conquer the rest of the real estate world. I do this for a reason, so follow along for a second. Unlike most guru’s (sorry), I actually understand where you are in life. You probably have done only a couple real estate deals or maybe even NONE and you are still deciding in your mind whether or not you will be able to do this. I get it. I was once in your shoes. And you may be at a point where you still are working a full time job, right? Ok, so that being said, I’ve taken the responsibility of stepping into your shoes and tried to look at it from your angle and for that reason, I say the following. Let’s focus on one thing, let’s get really good at it, let’s make you some money and by the way, we might as well focus on the hottest thing in the real estate world and the one that requires the least risk and money on your part, right? Now back to our regularly scheduled chat. Let me quit it with the half baked attempts at being comical. Let’s now get into the meat of what I’ve been talking about here. I’ve spent over $87,000 on my own education, which includes countless 2 or 3 day bootcamps, endless books about real estate and a couple of one on one mentorships. At the end of the day, it was really the mentorships that pushed me over the edge. The bootcamps are okay as far as information is concerned but they only encourage more information paralysis. It’s almost like an overload. Kinda like the feeling you get when someone gives you too many options and you just stand there trying to make a decision but you’ve been given too many ways to make that decision. Sure, you feel good walking out of there with your big workbook and CD’s all ready to take on the world until about a week or so later when you realize your not equipped to do anything without a mentor. There it is in a nutshell folks. You just can’t do anything in a real way without a mentor. (Wish I would have found that out before I have spent all that money on the bootcamps, right?) SO WHY SHOULD I BE MENTORED IN SHORT SALES, DAVE? Here’s why…you have to pick something and become an expert in it, right? There’s no sense in being jack of all trades and master of none. So I’m bringing you into an aspect of the business where there is the MOST OPPORTUNITY TO SUCCEED WHILE TAKING THE LEAST RISK. Don’t forget, I’ve already walked in your shoes for a minute, remember? I know what it’s like to have those feelings of excitement but also those feelings of fear. I know what it’s like to wonder if I can do this job effectively in 7-10 hours per week. Lucky for you, the answer is YES. You don’t have to do this like it’s a full time thing. To this day, I only spend about 10 hours per week myself even though I could devote all of my time to it if I wanted to. The fact of the matter is that it just does not take that much time if your doing things right. And that’s what I teach you to do – The Right Way. And it’s Your World, Your Way (this is just me plugging my company’s tagline again, don’t mind me). Another beauty of the short sale business is that you can build a pretty large pipeline of business and become everybody’s best friend. Now, all the end buyers will look forward to getting emails from you regarding the deals that were negotiated and you can simply wholesale to them without picking up a hammer or even closing on them yourself. All you have to do is move a little paper around. If your really good, like me, you may never even see the property yourself! But Dave, how do you do that? Follow me, kid…I’ll teach you all the tricks of the trade. And even the moving paper part I’m going to eliminate from your hands as well. See, many gurus teach YOU how to get on the phone and negotiate your own short sales. That’s all well and good but its TIME CONSUMING. And you all know that “The Diamond” values his time and so should YOU. Therefore, by joining my mentorship program I am going to take the work of negotiating with the banks and leave that to the experts….the members of my team….YOU WON’T HAVE TO SPEAK TO A SINGLE BANK. He told me he was going to be partying that night and instead of me directing him down a different path, I kinda laughed it off and ignored how he was hurting himself. I’m now a different person. I am not interested in being a follower anymore. I help people down the right path now. Am I creating some competition for myself? Well, yes, you can say that. But there is a lot of business out there, ladies and gentlemen. I couldn’t get to all of it if I tried.
